The residence
Unit 4203 is a fully furnished home on the 42nd floor of one of Chicago's tallest towers, with water views over the river and lake. It has hardwood floors throughout, central air, an in-unit washer and dryer, and a full kitchen with a double oven, dishwasher, and disposal.
The rent covers most of the extras that usually add up at this price point: heat, cooking gas, water, basic cable, one valet parking space, storage, and full use of the building amenities. As the listing put it, "In-unit laundry and valet parking included complete the turnkey experience."
The building
The St. Regis has indoor and outdoor pools, plus a private indoor pool, a health club, a sauna and steam room, a sundeck, a party room, an on-site restaurant, a 24/7 door staff with security, valet, a receiving room, and a bike room. For a tenant relocating to Chicago, that means moving in with a suitcase and not much else.
How it leased
It hit the MLS on September 29. Luxury rentals at this level have a small pool of tenants, so I didn't wait for the market to find it. On October 12, I:
- Ran a reverse prospect search in MLS to find every agent with a client whose saved search matched this unit, then emailed all 12 of them directly. One of their clients had already marked the listing as interested.
- Launched a targeted listing ad campaign to put the unit in front of high-income renters searching for downtown luxury.
- Posted video tours of the residence on social media, which gained over 75,000 views.
That kind of direct outreach is the difference between a $13K rental sitting empty and getting leased.
