In the hottest months earlier this year, it wasn’t uncommon to see 10 or more offers on a property and final prices landing well above asking. Today, the picture looks different. For homes listed properly, multiple offers are still common, but instead of climbing 10% or more over asking, offers are closer to 5% or less, often with two or three serious buyers in the mix. This creates a market that feels more balanced, but still competitive for the best listings.
Another important trend is the difference between the downtown core and neighborhoods just outside of it. Downtown Chicago continues to move at a slower pace, while areas on the outskirts—like Lincoln Park, West Loop, Lakeview, and Logan Square—are drawing more activity. Buyers are showing a preference for vibrant neighborhoods that offer both convenience and lifestyle, which is keeping demand strong beyond the Loop.
For sellers, the message is clear: pricing correctly from the start matters more than ever. Overpriced listings tend to sit, leading to price cuts and delayed sales. For buyers, patience and preparation are key—opportunities still exist, but it’s important to be ready to move quickly when the right home appears.
